There are so many agents targeting short sale listings right now. Please be careful and understand what I have always said. Any agent can do a short sale, but not all agents can get them approved. I have done over 70 short sales in the past 2 years, and my staff short sale negotiator has done over 300 short sale negotiations and is a retired attorney. Together we know how to respond to any and all obstacles that may arise during the process. The last thing you want to hear from your agent is, 'Sorry, we lost your home in the trust deed sale. The bank now owns your home.'
If you are considering short selling your home, I welcome a face to face interview to go over the entire process from start to finish, what to expect and more importantly, why I will make a difference in your transaction. At that time, I can also explain Senate bill 458 that was recently signed into law and how lenders are no longer allowed to seek a deficiency if they approve the short sale. This applies to both senior and all junior liens. I will also explain the HAFA program that gives $3,000 at the close of escrow to qualifying homeowners.
The banks change their procedures multiple times a year, and if the agent representing you doesn't have the experience, knowledge and know-how to react and respond to the change they may miss a step and you may face a foreclosure.
There are no tricks, short cuts, etc., when it comes to short sales. Any agent offering a fast cash offer or streamlined process is just using a marketing ploy to get you to list your house with them. If you are facing foreclosure you need to be careful of any streamlined or accelerated process pitched to you by an agent. Again, there are NO short cuts, only proper procedures. Period! Don't risk your future because some agent tells you about some “new” short sale technique. It is simply a sales technique.
It’s hard enough to make the decision to short sale your home. Why worry about the agent you have chosen and the job being performed on your behalf as you are trying to pick up the pieces and move on with your life? If you hire me you are hiring arguably the best short sale listing agent in Simi Valley, with the most experience in today’s short sale environment.
I want to answer this question now because it is the question most people are afraid of. How much do my services cost? I charge you absolutely nothing. You don't pay me a dime for anything on my short sales. The bank pays all the sellers fees and you can stop the short sale at any time prior to entering into an escrow. If you decide to change your mind and I have worked on your behalf for 1 month or a year, you still owe me nothing. It’s that simple.
